Bridge Home Inspection LLC believes there are ten important questions you should have answered before you select your home inspector. If you have questions in addition to the 10 listed below, please type them in the comments section at the bottom of this page and we will address those as well. 1. What does your inspection cover?

The following is a general list of the systems and components inspected during a home inspection: Roof Covering & Penetrations, Roof Drainage, Exterior Cladding, Decks, Porches, Patios, Foundation, Grading & Drainage, Retaining Walls, Driveway & Walkways, Attic/Roof Structure, Insulation & Ventilation of the Attic, Interior, Doors, Windows, Cabinets, Stairs, Appliances, Plumbing, Electrical, HVAC, Crawlspace, Insulation & Ventilation at the Foundation, and Garages. Additional detached structures are inspected upon request.
 
 

2. How many inspections do you complete on an annual basis?

We inspect an average of 200 homes per year.
 
 

3. Are you specifically experienced in residential inspection?

Trained and Certified through the Home Inspection Training Institute, located in Alpharetta, GA and Certified through the International Association of Certified Home Inspectors.
 
 

4. How long will the inspection take?

The average on-site inspection time for a single inspector is 2.5-3 hours depending on the condition and size of the property. The average on-site inspection time for two inspectors is 1.5-3 hours depending on the condition and size of the home. Exceeding the average time does occur, especially with First Time Buyer inspections.
 
 

5. How much will it cost?

Costs vary, depending on the total square footage of the structure, the age, the foundation type, any detached structures to be inspected, and so forth. A typical range might be $300–$475, but consider the value of the home inspection in terms of the investment being made. We work hard to bring you the highest quality of service at an affordable price.
 
 

6. What type of inspection report do you provide and how long will it take to receive the report?

We provide an electronic report, typically within 24 hours of the time of inspection. See our Sample Reports Tab for more information.
 
 

7. Will I be able to attend the inspection?

This is a valuable educational opportunity, and we encourage our Clients and their real estate professionals to attend.
 
 

8. Do you maintain membership in a professional home inspector association?

We maintain our active membership, in good standing, with the largest association in the industry, InterNACHI.
 
 

9. Do you participate in continuing education programs to keep your expertise up to date?

One can never know it all, and our commitment to continuing education is our priority and obligation to our clients. This is especially important as building standards continue to change and appliances and systems become more advanced.
 
 

10. Do you provide follow-up assistance once the inspection and report are completed?

We extend our business hours to our clients and their real estate professionals so they feel comfortable contacting us with any questions or concerns. We will address any questions no matter how long it has been since your inspection.
